Housing
In order to address the housing crisis, we must collaborate to provide a diverse range of housing options to address the ongoing needs of our community. I respect the city's current goals and support the existing building restrictions listed below. Building heights and setbacks are established by the city’s municipal code. The existing ordinances concerning height, setbacks, and views are well established as the community’s development standards and I respect the previous work done to protect our community character by establishing these limitations:
-
Maximum building height within the City is restricted to 25 feet in residential zones
-
Maximum building height may be increased to 30 feet pursuant a Development Review Permit or 35 feet pursuant a conditional use permit in more dense residential zones (see Municipal Code 17.20.030 Property development regulations, G. Maximum Building Height.)
-
The city’s View Ordinance effectively limits development to 16 feet where views are impacted (see Municipal Code Chapter 17.63 View Assessment, 17.63.040 Procedures and requirements for structure development permits.)
-
Setbacks vary depending on the zone, but range from 5 to 15 ft side-yard setbacks, 25-35 ft front-yard setbacks, and 25-50 ft back-yard setbacks. The exact number depends on the zones, which vary from low to high residential zones (see Municipal Code 17.20.030 Property development regulations, D. Minimum Yard Dimensions).
